Questions & answers

Honest answers about life at Taos Haus.

If your question isn't here, call (575) 763-9503 and a member of our office will be glad to help you.

Are the homes at Taos Haus really houses?

Yes. Twenty-four of the 30 homes are detached single-family houses: your own walls, your own front door, and no neighbors on the other side of the wall. The other six are rehabilitated homes with the same below-market rents. Very few rental communities anywhere can say that, and in Taos it is nearly unheard of.

Who can live at Taos Haus?

Everyone is welcome to apply. Taos Haus is an affordable community, so eligibility comes down to household income and size, nothing else. One quick call to the office is usually enough to know where your household stands.

What are the income limits?

Household income must fall below limits that HUD sets each year for Taos County. The limits scale with household size and change annually, so the surest way to know is to call with a rough idea of your monthly income. In a town where housing costs have climbed the way they have here, many working households are surprised to learn they qualify.

How much is the rent?

Current program rents start at $592 per month for a two bedroom and $681 for a three bedroom, depending on your household's income tier. Rent is a fixed amount, not a percentage of what you earn. Program rents adjust from time to time, so please call to confirm today's exact rate and availability.

Is this the same as Section 8?

No, but the two work together. Taos Haus is tax-credit housing: rents are already set below market for every home, no voucher needed. If your household has a Housing Choice Voucher, it is welcome here. Call us and we will walk you through how the two combine.

Is there a waitlist?

When a home is open, there is no waiting list: you can apply right away and move in as soon as your application is approved. When the community is full, we keep a waitlist and call in order as homes come ready. Joining is free, there is no obligation, and we will always tell you honestly where you stand.

What documents will I need to apply?

Plan on a photo ID for each adult, Social Security cards for the household, and proof of income such as pay stubs or benefit letters. The office will give you the exact checklist when you apply and help you gather anything missing.

Can I have a pet?

Please call the office for the current pet policy and any deposits that apply. Assistance animals are always welcome in accordance with fair-housing law.

Are the homes accessible?

We welcome reasonable accommodation and modification requests under Section 504 and the Fair Housing Act. Call us to talk through what you need. TTY users may dial 711.
